Ardmore at Topside Ardmore at Topside Louisville, TN Louisville, TN Full-time Full-time $55,000 - $60,000 a year $55,000 - $60,000 a year 1 day ago 1 day ago 1 day ago Ardmore Residential is seeking an experienced, dedicated, Community Manager to oversee the day-to-day operations to the lease-up of our brand new, 282 luxury apartments at Ardmore at Topside in Louisville, TN.
An ideal candidate must be detail oriented and organized with skills in team motivation and leadership.
Relationships Reports to the Director of Operations.
Supervises all on-site personnel (office & maintenance staff).
Maintains relationships with peers and all other departments within the company.
Maintains relationships with suppliers, vendors, and others serving the property.
Activities Maintaining the physical asset:
Supervises maintenance employees and contractors.
Assures adherence to specifications (contractual; operations manual).
Conducts formal site inspections of building interior and exterior.
Oversees capital improvement projects.
Makes recommendations for physical repairs and/or replacements.
Ensures observance of safety regulations.
Marketing and leasing:
Supervises leasing personnel.
Regularly evaluates market conditions and property comparables.
Implements marketing plan to achieve occupancy goals.
Maintains updated availability reports.
Reviews rental applications and lease forms for accuracy in compliance with established policies and procedures and relevant laws/regulations.
Rent management:
Supervises rent collection in accordance with policies and procedures manual.
Submit rental rate recommendations for new leases and renewals based on current market information.
Maintains thorough communications with residents.
Financial reporting and control:
Helps develop the annual property management plan and operating budget.
Manages all operational expenses and reviews all monthly financial reports.
Approves payments (invoices).
Submit requests for expenditures in accordance with company policy and procedures.
Administration:
Handles employee selection and training, and assures that all supervised employees comply with the appropriate policies and procedures.
Ensures property files and records are maintained.
Continually improves management and technical skills.
Spends agreed-upon percentage of time on obtaining market knowledge, community relations, and asset evaluation.
In-depth understanding of Fair Housing regulations to ensure compliance in all aspects of property management Ability to handle conflicts between tenants or with external parties in a calm and professional manner Qualifications (Ideal) Has lease-up experience Minimum of 2 years experience as an Apartment Property Manager.
Strong computer proficiency skills including Microsoft Office, Yardi Voyager Software, and Property Management Software.
Strong leadership and motivational abilities.
Exceptional communication skills and ability to interact with wide range of people.
Attentive to detail.
